Roof Certifications in Snohomish, WA

If you’re buying or selling a home, refinancing, or meeting insurance requirements, a professional roof certification can provide valuable information about the condition and expected service life of your roof. At Alpine Roof Care, we provide roof certification inspections for homes throughout Snohomish, WA and the Greater Seattle area. A certification is not automatically issued following an inspection. To qualify for a 5-year roof certification, the roofing system must be in a condition that is reasonably expected to provide at least five additional years of service.

Our experienced roofing professionals inspect asphalt shingles, composition roofs, cedar shake roofs, and metal roofs to evaluate their overall condition and remaining service life. If your roof meets the requirements for certification, we’ll provide documentation verifying its condition and expected remaining lifespan. If it does not qualify, we’ll explain our findings and any repairs or other work that may be recommended.

I've used Alpine Roof Care for several years to keep my cedar-shingle roof in good condition. The roof is steep, with different pitches in different sections, so it's not an easy job. The technicians arrive on time, do a thorough job, and replace missing or damaged shingles as necessary. I'm always assured that my roof is well-maintained by the folks at Alpine. e

Amazing start to finish, our neighbor was even a bit jealous as the new roof made the house look new! They had to replace a lot more plywood than expected but made sure the job was done right. Crew worked non-stop start to finish and the foreman kept us up to date the entire way. The office staff was also amazing and followed through on everything. They also offer a 3 year maintenance and will proactively schedule so we don't have to. I don't often write reviews but this one was worth it.

Alpine worked with me, listened to what I would like to happen during my service, providing tile roof blow off + gutters cleaned/washed, skylights washed/cleaned and then a follow-up inspection of the roof. my request were put in writing. In past services they repaired chimney flashing and lead around skylight damaged during a winter storm, replaced damaged tiles, provided matching tiles for any damaged tiles. Reminder email/phone calls of service provided. requested repair any leaking gutters/caulked. Reasonably priced.

GREAT EXPERIENCE. Purchasing a roof is a huge investment and it can be overwhelming. I got 5 bids before deciding to select Alpine. They were low pressure, they presented options without overselling and they took the time to educate me on roofing materials and the process itself. They were very thorough and I felt confident in my decisions along the way. They were also super responsive. The install went as planned without any delays. Site left clean every day. They even connected some duct work in my attic that was not done correctly initially. And they include 3 free cleanings of your roof. Fair price, great company, and experience! Highly recommend!

What Is a Roof Certification?

A roof certification is a professional evaluation and written document confirming that a roof meets specific condition and remaining-life requirements at the time of inspection. For Alpine Roof Care to issue a 5-year roof certification, the roof must be in satisfactory condition and reasonably expected to remain serviceable for at least five more years. Scheduling a roof certification inspection does not guarantee that the roof will qualify.

During the evaluation, our team carefully examines the roofing materials, flashing, gutters, roof penetrations, and visible structural components. If we identify damage, deterioration, or other conditions that prevent the roof from qualifying, we’ll explain our findings and discuss whether repairs or other roofing work could help address those concerns.

When Do You Need a Roof Certification?

Roof certifications are commonly requested when documentation of a roof’s condition and expected remaining service life is needed. Because certification depends on the roof’s condition, our team must first inspect the roofing system and determine whether it meets the requirements for a 5-year certification.

Buying or Selling a Home

Buyers, sellers, or other parties involved in a real estate transaction may request a roof certification to document the roof’s current condition and confirm whether it has sufficient remaining service life to qualify.

Insurance Requirements

Some insurance companies may request information about a roof’s condition or remaining service life before issuing or renewing coverage. If a 5-year certification is needed, the roof must be expected to remain serviceable for at least five additional years to qualify.

Peace of Mind

Even when a certification isn’t required, a professional roof inspection can help homeowners better understand the condition of their roofing system. If the roof does not qualify for certification, the inspection can identify maintenance, repair, or replacement needs that should be addressed.

What Our Roof Certification Evaluation Includes

Every roof certification evaluation begins with a comprehensive roof inspection to determine the overall condition and expected remaining service life of the roofing system. Our experienced team carefully examines visible roofing components to determine whether the roof is expected to remain serviceable for at least five additional years and qualifies for a 5-year certification.

  • Evaluation of roofing materials and overall roof condition
  • Inspection for damaged, deteriorated, or missing shingles
  • Assessment of flashing, vents, and roof penetrations
  • Identification of visible roof leaks or moisture intrusion
  • Review of gutters and drainage components
  • Evaluation of the roof’s expected remaining service life
  • Certification documentation when the roof meets the required condition and remaining-life standards

Not every roof will qualify for certification. If the roof is not expected to provide at least five additional years of service, or if its current condition prevents certification, we’ll clearly explain our findings and discuss recommended next steps.

Roof Cleaning FAQ

A roof certification is a written evaluation completed by a professional roofing contractor that verifies the current condition of a roof and estimates its remaining service life. It is commonly requested during real estate transactions, refinancing, and by some insurance companies.

No. A roof inspection evaluates the condition of your roofing system and identifies any maintenance or repair needs. A roof certification goes one step further by providing documentation stating whether the roof qualifies for certification and estimating its remaining lifespan.

The length of time a roof certification remains valid can vary depending on its intended purpose and the organization requesting it. If you’re obtaining a certification for a home sale or insurance company, we recommend confirming their specific requirements before scheduling your appointment.

Not always. If significant damage, active leaks, or structural issues are found during the evaluation, repairs may be recommended before a roof certification can be issued. Our team will explain any concerns and discuss the best options for bringing your roof into certifiable condition.

Roof certifications are commonly requested when buying or selling a home, refinancing a mortgage, or obtaining homeowners insurance. They provide documentation of your roof’s condition and help demonstrate that the roofing system is functioning properly and has useful service life remaining.
